If you own a home, it's likely your biggest investment. Yet, many people do not know the market value of their home. If you are relying on internet searches to give you a quick estimate (like a Zestimate) you are missing crucial information. Has Zillow walked through your home and seen your granite or quartz counters, or the crown moulding you installed in the living room? Of course not. A quick computer algorithm also cannot take into account market trends that move quickly, or emotional value like high-demand neighborhoods and beautiful landscaping. An important note: Market value is what a willing buyer will pay for your home. This is not the same as a tax appraisal. Often market value is higher than tax appraisal value.
An experienced Realtor can give you market information and a market value estimate that gives you true insight when considering your options to sell. By looking at properties that have sold in the area and properties on the market, plus time on market, plus features that these homes have or don't have when compared to your own, a Realtor will help you know what your property might sell for. There are of course other details that go into this estimate, but this is the general concept. This does not replace the work of a licensed Appraiser -- that's a completely different profession -- but it will get you much closer than a web-tool estimate. A good Realtor will not charge you a thing to visit with you over the phone or at your home to provide a much more precise property market estimate.
